stringent legal compliance. We ensure that all requirements of the
lease are clearly explained to the residents, verifying that the
resident has read and understood their obligations. Move-in
conditions are documented and recommendations for proper care of the
property are provided to residents. Required accounting for security
deposits are handled by American Heritage Real Estate at the end of
a lease.
Monitoring and Lease
Enforcement:
Residents make rental payments
to American Heritage. Leases are enforced through
periodic inspections of the property evaluating cleanliness, safety,
mechanical and structural components, and damage to the property.
Both owners and residents are promptly notified of any concerns
involving the property and residents are back-charged for any
damages incurred, during their tenancy.
Property
Repairs:
American Heritage Real Estate
provides owners with 24/7 emergency repair service. If a tenant has
a problem that is a danger to their health or well being we will
respond first and notify the owner after the fact. Any repair
request that is not a danger to health or well being will be
presented to the property owner for their approval before making the
repair.
