Our thorough evaluation process includes comparing similar properties and analyzing current rental market trends. We also assess each property's condition and offer recommendations for needed repairs and updates to maximize your property's value. Owners receive monthly and annual reports detailing all activities involving their property.

Advertising and Leasing:

Through newspapers, our website, and signage, we attract quality applicants. Our screening process compiles with Fair Housing regulations, and selects those residents most qualified for the apartment or home. After finding the right resident, we prepare all the documentation, ensuring stringent legal compliance. We ensure that all requirements of the lease are clearly explained to the residents, verifying that the resident has read and understood their obligations. Move-in conditions are documented and recommendations for proper care of the property are provided to residents. Required accounting for security deposits are handled by American Heritage Real Estate at the end of a lease.

Monitoring and Lease Enforcement:

Residents make rental payments to American Heritage.  Leases are enforced through periodic inspections of the property evaluating cleanliness, safety, mechanical and structural components, and damage to the property. Both owners and residents are promptly notified of any concerns involving the property and residents are back-charged for any damages incurred, during their tenancy.

Property Repairs:

American Heritage Real Estate provides owners with 24/7 emergency repair service. If a tenant has a problem that is a danger to their health or well being we will respond first and notify the owner after the fact. Any repair request that is not a danger to health or well being will be presented to the property owner for their approval before making the repair.
